    The problem

    This Merrick home is cooled two ways: a Bryant central air conditioner and a four-zone Carrier ductless mini-split. With summer coming, the homeowner had us go over both. With the top off the central AC's outdoor unit, the base pan was packed with dry leaves and yard debris right up around the compressor, and the condenser coil was coated in lint and grime. Indoors, a filter pulled from one of the mini-split heads was carrying a thick layer of dust. The technician's assessment found minor wear and possible airflow restriction from built-up debris. Both systems depend on airflow to cool the house.

    Our solution

    We gave both systems a full tune-up and added our premium tune-up upgrade for deeper cleaning and extended testing. On the central AC, we opened the condenser, cleared the leaves and debris out of the base pan and rinsed it, then worked foaming coil cleaner into the outdoor coil to lift the lint and grime before putting the unit back together. On the mini-split, we checked the indoor filters and washed down the wall-mounted outdoor unit from a ladder. The mini-split tune-up also covers drain inspection, electrical connection checks, refrigerant pressure checks and a performance test on all four indoor heads. The central AC tune-up covers capacitor and contactor evaluation, a temperature split measurement, condensate drainage inspection and airflow verification. The central AC's air filter was checked as part of the tune-up.

    The result

    Both systems were cleaned and serviced in a single visit. The condenser's base pan went from leaf-choked to clean, the compressor area is clear, and the outdoor coil has been foam-cleaned and the unit reassembled. The mini-split's outdoor unit was washed down and its indoor filters checked. The homeowner also joined our Home+ Comfort Membership, which includes two tune-ups a year (heating and cooling), so the next pile of leaves gets caught early.
