Lot sizes range from a quarter acre in the Central section to full-acre and larger parcels in the Estates.

    Mechanically, this means we're almost always working around three constraints that don't apply in newer Nassau towns. First: cast-iron radiators. Nearly every original Garden City home was built with a coal-fired boiler that was later converted to oil, then to gas, feeding steam or hot-water radiators that are still in service today. Second: plaster-and-lath interior walls with no chase space, which makes any conventional duct retrofit invasive and expensive. Third: finished third-floor attic bedrooms and finished basements, which the original mechanical design never accounted for — homeowners typically arrive with a comfort complaint on the top or bottom floor and a system that was sized for the middle two floors only.

Ductless mini-splits and high-velocity systems dominate our work here because the homes are tight enough that conventional duct chases don't exist.

    The Central Section, around Seventh Street and the LIRR station, is dense 1920s colonials on 50x100 lots. High-velocity Unico or SpacePak is usually the right answer — a full duct retrofit through the plaster walls is disproportionate to the square footage. This is also the section where architectural review is strictest because homes sit close to the street.

    The Eastern Section (east of Clinton Road) is a mix of postwar colonials and split-levels on quarter-acre lots. Retrofit paths here look more like Levittown or East Meadow than the rest of Garden City — conventional forced air is often feasible and cost-effective.

    Stewart Manor and Garden City Park borders (technically separate villages/hamlets) blend into the western edge with slightly smaller 1920s–40s colonials and simpler retrofit paths. We treat them like Garden City for scheduling but permits route differently.

    Garden City is an incorporated village, so HVAC, gas, plumbing, and electrical work require Village of Garden City Building Department permits — separate from any Town of Hempstead filings. Typical residential HVAC permit turnaround is 7–14 business days for straightforward replacements, longer for anything involving exterior work on the front or side elevations.

    Anything visible from the street — condenser location, generator placement, mini-split line covers on front-facing walls — can trigger architectural review, which adds 2–4 weeks.     Mature street trees on the original village blocks (particularly the Estates and Mott) help — canopy shading reduces peak load noticeably — but the Eastern Section and Estates lots that back onto open cul-de-sacs still run hot. Pad placement on the shaded north or east side of the house is worth 2–5% of seasonal SEER2 performance in practice.

    Winters are unremarkable for Long Island — cold-climate heat pumps (Mitsubishi Hyper-Heat, Bosch IDS Ultra) hold rated capacity to design temperature (about 12°F here) without electric backup, which is why we lean toward straight heat-pump conversions rather than dual-fuel for most new installs in Garden City.
