    The problem

    A commercial property in Plainview asked for routine preventive maintenance on its rooftop HVAC equipment, not a repair call. The roof holds five packaged rooftop units from Trane, Lennox and Unitary Products, plus a Mitsubishi Electric outdoor unit. Rooftop equipment runs out of sight, so small problems like clogged filters or heat-damaged wiring can build for a long time before anyone notices.

    Our solution

    Our team went up on the roof with a clamp meter and a gauge manifold, opened the units and photographed what we found along the way. We pulled the dust-loaded pleated filters and put clean 2-inch pleated filters in the racks. We documented a disconnect switch with burned, corroded line terminals and flagged it for replacement, along with run capacitors with rusted tops and corrosion along one unit's base rail, then wrote those findings up as a maintenance and repair proposal.

    The result

    Clean filters are in the racks, and the problems we flagged are photographed and written into a maintenance and repair proposal. That proposal covers tune-ups for the five rooftop units and the Mitsubishi system, two capacitor replacements, and a new disconnect and power whip for the unit with the damaged switch, so the repairs can be planned and scheduled ahead of time.
