    The problem

    Two Trane packaged gas/electric rooftop units heat and cool a commercial building in Westbury. Scheduled preventive maintenance was booked for both of them in May, ahead of the summer cooling season. Rooftop equipment is easy to forget because nobody sees it. Filters load up, coils collect dirt, and small issues can grow quietly until they cause downtime.

    Our solution

    We opened up both units on the roof and worked through a full rooftop-unit tune-up on each one. The old pleated filters came out and new 20x25 filters went into each filter rack. We cleaned the evaporator and condenser coils using coil cleaner and a sprayer. Gauges went onto every compressor circuit to check refrigerant operating pressures, including both circuits on the two-compressor unit. We opened and inspected the control and compressor compartments. The tune-up scope also covers belt and bearing inspection, safety checks and operational testing, and each unit had its own tune-up consumables kit.

    Both rooftop units finished the visit with fresh filters, cleaned coils and refrigerant pressures checked on every compressor circuit, and the building went into the summer on maintained equipment. This was routine preventive care and no repairs were part of the job. That is the point of maintenance: catch small things early, before they turn into downtime.

    Scope of work

    • Panels off. The filter rack, blower section, controls and compressor are all opened up for service.
    • Set up for coil cleaning: cleaner bottles on top of the unit, with a sprayer and bucket beside it.
    • Inside the compressor and control section: two compressors, contactors and the control board, inspected during the tune-up.
    • Gauges on both compressor circuits of the two-compressor unit to check refrigerant operating pressures.
    • New filters seated in the filter rack, right beside the evaporator coil.
